HIP's

Home Information Packs

A HIP or Home Information Pack is a legally required document that all landlords and property agencies require for the sale of a property, it contains about 50 pages detailing the information bellow. It can be printed or kept as an electronic document. It must contain the following official documents:

Freehold properties

  • Home Information Pack Index
  • the new Property Information Questionnaire (PIQ) (as of 6 April 2009)
  • Energy Performance Certificate (EPC) or Predicted Energy Assessment (PEA)
  • sustainability information (required for newly built homes)
  • sale statement
  • evidence of title
  • standard searches (local authority and drainage and water)



Leasehold properties

  • all the compulsory documents above
  • a copy of the leasehold properties
  • Home Information Pack Index
  • the new Property Information Questionnaire (PIQ) (as of 6 April 2009)
  • Energy Performance Certificate (EPC) or Predicted Energy Assessment (PEA)
  • sustainability information (required for newly built homes)
  • sale statement
  • evidence of title
  • standard searches (local authority and drainage and water)

From £287.50 (inc VAT) for a Freehold property,

From £299.00 (inc VAT) for a Leasehold property


All fees for an EPC are included in the HIP.
